I've been putting up siding around here for years, from the older homes near Brit Spaugh Park to the newer developments on the west side of town. I've seen what lasts and what doesn't, and usually, it comes down to how well it's looked after. Keep It Clean: Your First Line of Defense

This is probably the simplest thing you can do, and it makes a huge difference. Dirt, dust, pollen, even algae can build up on your siding. Here in Kansas, we get plenty of dust and sometimes that green stuff after a good wet spell.

  • Gentle Wash: Grab a soft brush and a garden hose. A little mild soap (like dish soap) and water is usually all you need. Work from the bottom up to avoid streaking, then rinse thoroughly from the top down.
  • Pressure Washer Caution: If you're going to use a pressure washer, be super careful. Too much pressure can force water behind the siding, damage the material, or even blow off panels. Keep the nozzle a good distance away and use a wide-angle tip. I usually recommend sticking to a garden hose unless you really know what you're doing.
  • Watch for Mildew: If you see green or black spots, a solution of one part bleach to four parts water can usually take care of it. Always test in an inconspicuous spot first and rinse well.

Do this once a year, maybe twice if your house gets particularly dirty, and you'll be golden.

Regular Checks: Spotting Trouble Early

Maintenance isn't just about cleaning; it's about observation. Walk around your house a couple of times a year, maybe in spring after the winter thaw and again in the fall before it gets too cold. Look closely at your siding, trim, and flashing.

  • Cracks or Gaps: Are there any small cracks, especially around windows and doors? Are the seams tight? Our Kansas summers can bake things, and then winter freezes them, causing materials to expand and contract. This can lead to small gaps or cracks.
  • Loose Panels: Check for any panels that seem loose or are pulling away from the house. Wind can really whip around here, and a loose panel is an open invitation for moisture intrusion.
  • Warping or Bubbling: This can be a sign of heat damage, especially with vinyl, or moisture trapped underneath.
  • Discoloration: Beyond just dirt, look for unusual staining. Dark streaks could mean water isn't draining properly, or worse, that you have a leak.
  • Pest Damage: Keep an eye out for holes or nests. Critters love to find cozy spots behind siding.
  • Caulking Condition: The caulk around windows, doors, and other penetrations is critical. If it's cracked, shrunken, or missing, it needs to be replaced. This is a common entry point for water.
